There are two compliments we receive quite frequently: that the beauty of our property beats the imagery on our website; and that the relaxed ease with which we handle events adds to its flawlessness. Both compliments fill us with pride.

Venue rates includes an 8-hour window of time for your event with an earliest starting time at 3pm and latest end time at 12am. It also includes time for drop-off, setup, and rehearsal, on the previous afternoon (between 3pm and 7pm), and professional assistance, including a walk through meeting at the property; our extensive list of vendor recommendations; and representation and assistance on the day of event.
Final fees depend on the amount of guests at your event, the total including both adults and children, the wedding couple and wedding party. Rates and rate details can be found on the Full Day Wedding and Afternoon Celebration rates pages. Rates are subject to change without notice.

In order to reserve the grounds and barn for your full day wedding event, we require that couples sign a rental agreement and pay a non-refundable first payment of $3000. We accept checks only. We do not accept bookings sight unseen, so we’d invite you over for a tour of our barn and grounds.
The remaining rental fee (the rental fee minus the first payment) for a full day weekend event will be due eight months before the event. One month before the wedding date, the balance for any extra services (such as a bonfire, luminaries, cart with driver) are due, as is a damage deposit of $1500. The damage deposit will be refunded less any damages or charges incurred, within a period of four weeks after the event.
Sorry, due to the high volume of inquiries, The Roxbury Barn & Estate is not able to hold dates until couples book their wedding.
Termination of a rental agreement more than eight months before the start of the rental will result in forfeiture of the first payment of $3000. Termination within eight months from the start of the rental will result in forfeiture of the entire rental fee.
Clients are liable for any damage done to the Roxbury Barn, its grounds and any equipment and facilities, during the setup and wedding days. Couples are required to obtain event insurance for no less than $2,000,000 in liability, listing The Roxbury Barn & Estate as co-insured.
We require general liability insurance and proof of liability insurance from external vendors, with a general liability policy covering property damage and personal injury caused by the vendor, its employees or sub-contractors.
Roxbury Barn representatives are present throughout the event day, during the set up afternoon, and assist in handling parking, cleanup of the restrooms, setup and breakdown of the ceremony site, etc. Roxbury Barn & Estate staff is also in charge of the lighting and monitoring of an optional bonfire and the setup of optional luminaries.
We do our absolute best to give you all the helpful advise we can give in your organization of the event, and in finding all the right vendors. As part of our service we offer you our Green List: an extensive list of vendor recommendations, with a focus on all local quality specialists, caterers, florists, etc. We’ll also provide you with floor plans with over a dozen seating arrangements for a variety of party sizes. We welcome couples for a meeting in the months prior to the event with a walk through of the property to finalize “day of” needs, if possible in collaboration with your caterer and planner.
Set up, drop offs, or a ceremony rehearsal may take place on the afternoon previous to your wedding day, from 3pm till 7pm. Staff from The Roxbury Barn & Estate will be available to assist.
Client-hired vendors must load-in and load-out on the setup day or the day of the event. Rental companies may deliver their rentals on the day before the wedding; all rentals are required to be picked up on the morning after the wedding.
We offer couples an extensive Vendor Policy Sheet, with lots of handy information and policies regarding our place for a wide variety of vendors. Vendors must adhere to the terms of our policies, and it is the client’s responsibility to share these policies with them. The Roxbury Barn & Estate is not responsible for any vendor which is not contracted by The Roxbury Barn & Estate.
We host one full day event per weekend (either on a Friday, Saturday, or Sunday), therefore allowing for time to drop off items, decorate, or for a ceremony rehearsal on the previous afternoon (from 3pm till 7pm). Couples may choose an 8-hour maximum window of time for your celebration (to be set between 3pm and 12am). Amplified music is permitted outside the barn during cocktail hour, no later than 7PM, and inside the barn until 11pm. Acoustic music at a low level is allowed at the bonfire.
A professional catering company must supply all catering (food and drinks) for the day. Client’s catering company is responsible for the set-up, breakdown, and cleanup of the catered site. The caterer will provide a full cooking and serving staff (including at least one bartender). Staff must be provided until the end of the event. All alcoholic beverages must be served by the caterer’s staff. Last call is at 11pm, and once the caterer’s staff is no longer serving, no beverages may be left behind for self-serving. Caterers are required to leave the catering areas the way they found them, and leave the property free of their waste and litter.
One of the unique features of The Roxbury Barn & Estate is the option of a large size bonfire on the large field. Due to safety regulations, a bonfire may not be allowed depending on seasonal dryness. Roxbury Barn & Estate staff builds the bonfire in the days previous to the wedding date, and lights and monitors the bonfire. Latest time for the bonfire to be lit is 11pm. The fee for a bonfire ($600) is not included in the rental rate. In case a planned bonfire cannot take place due to weather circumstances, there’s of course a refund, as long as the bonfire was not lit.
The safety of our guests, our vendors and our property are very important to us.
Smoking, candlelight, fireworks (including sparklers), roasting, flambéing or fonduing are not allowed inside or near the barn. Any open fire is not permitted inside the barn and only is allowed in designated areas on the property. We recommend the use of flameless candles on the dinner tables.
We take care of the clean-up of the barn and grounds, but require that your caterer leaves the catering areas the way they found them, and leaves the property free of their waste and litter. We ask that you remove all brought in items, such as decorations and flowers, the morning following the event.
Guests enter and leave the property through our main entrance on County Highway 41, reaching our parking area through a wandering forest road on our property. There’s parking space for approximately 40 cars. Alternatively, we suggest arranging transportation of your guests from and to their accommodation through a shuttle service, using a small school bus or a number of vans. We’ll of course give you recommendations for transportation services in the area. Small buses and vans use the circular driveway at the entrance of our property to drop off and pick up guests. Larger coach buses may not be used as they don’t fit the property, and tend to cause nuisance and property damage at the different lodging facilities and their surroundings.

The Roxbury Barn & Estate is not available for rehearsal dinner or Sunday brunch options. Quite frankly, we think it’s just not the best idea. You and your guests will spend the weekend in our area, and why limit yourself to one and the same location for your entire weekend? There are some really great, affordable local options for Friday evening and Sunday morning get-togethers that we can tell you about, and this way your wedding weekend will be diverse, and the wedding day at our barn becomes a unique celebration, and not a place revisited multiple times. During your initial visit, we’ll gladly give you some great pointers on all the wonderful options our part of the Catskills has to offer.
